Day job I live in Excel. Night job I chase square footage. Allapattah warehouses, Little Haiti holdouts, Design District white cubes — I watch how the work, the crowd, and the rent roll interact. This isn’t every good space in town; it’s the ones where I actually lose track of time and forget to check futures. Bring a sweater, the AC is siempre too strong, and if you see me afterwards at a counter with caldo gallego, mind your business.
